Real Estate Investing: No Lawyers No Debt No Plungers

Real Estate investing is not nearly as legally complicated, financially burdensome, or time consuming as you might think. In fact, it is easy to add raw land, shopping centers, apartment complexes, and private homes to your portfolio without Brokers, Bankers, Attorneys, and a Rolodex full of maintenance professionals' phone numbers. Even better, you can blend your Real Estate investments into your security portfolio for ease of management, income monitoring, diversification analysis, etc. Without having mega millions to work with, or a line of credit that goes around the block, you can have positions in various forms of Real Estate (Commercial, Industrial, Residential) at the same time, and focus either on Growth Opportunities, Income Production, or a combination of the two.

If you thought that Real Estate was out of your investment reach because of limited funds, or minimal personal experience, you were selling yourself short. All of the basic types of Real Estate Investing are available through CEFs (Closed End Funds) and REITs (Real Estate Investment Trusts), and both can be purchased in the same manner as any common stock. And for me, this has always been their (CEFs and REITs) single most attractive feature! You can own a piece of the action without the big commitment of time and resources. You can take advantage of changes in the Real Estate Market Cycle in precisely the same manner as you can deal with the volatility and fluctuations in the Stock and Fixed Income Markets.

Real Estate CEFs and REITs are obviously safer investments than outright purchases of Shopping Centers and Apartment Complexes. They are also somewhat less risky than owning the common stock of individual Real Estate companies. The size of the numbers may be less exciting, but the net income and capital gains potential are comparable and the turnover rate much more impressive. Both methods (of participation in the Real Estate market) should be considered as you add to your investment portfolio? but to which Asset Allocation bucket? I've always included REITs and Real Estate CEFs in the Fixed Income bucket while the common stock of a plain vanilla Real Estate Company would properly fit within the Equity portion. When adding Equities of any kind to your portfolio, you should avoid the standard Mob Popularity and Greed model and select only S & P, B+ or better, rated stocks that pay dividends (regardless of size) and that are priced at least 20% below their 52 week high. After a huge rally in any market, I would be even more selective than that from a percentage standpoint, and I would buy about one-half the normal position to facilitate average cost reduction later. You must establish a reasonable profit-taking target on any investment. Real Estate is no exception. No matter what the investment, Virginia, the longer and stronger the rally, the steeper and faster the correction is likely to be.

On the Income side of the portfolio, make sure that you look at a lot of REITs and even more CEFs of various kinds to get a feel for the levels of income they produce. REITs must pay out a certain percentage of their earnings, but CEFs may not have the same restriction. I believe that either can be leveraged, which simply means that management may choose to borrow some of the money that they invest. Leverage is not a four-letter word when used properly, and (in my opinion) it is more likely to help your results than it is to hurt them. It's always a good practice to stay within the normal income range, assuming that there is either a risk or a management reason for the highest and lowest yields, respectively. Be careful not to create a poorly diversified income portfolio. Bonds, Preferred Stocks, Mortgages, etc. deserve your attention as well and should be represented. Monthly income is available and more attractive than any other.

The major distinction between the two types of investing needs some re-emphasis. When purchasing stock in a Real Estate company (or any other company), your main objective should be to sell the stock for a reasonable profit as quickly as possible. You will then select some other stock and repeat the process. It is likely that you will return to the same companies over and over again, and you are the manager? any dividend income is gravy. When purchasing a REIT or a Real Estate CEF, you are depending on the managers of these entities to generate income and capital gains and to pass it on to you every month, recognizing that the actual amount may vary slightly over time. You have the bonus capability either of selling the REIT or CEF shares when they rise to an acceptable profit level (more gravy), or of buying more shares to increase your income level. The distinctions (benefits?) of this form of Real Estate Investing vs. ownership of the properties themselves should be clear as well. No attorneys; no debt; no maintenance; no problem.

The Ten Biggest Home Buying Mistakes

This article highlights the greatest mistakes buyers can make. Get familiar the following mistakes and make sure to stay clear of them.

  • Not being prepared from the start. In this age of the internet there quite simply isn?t an excuse for not thoroughly researching any topic of this significant importance. An abundance of information is available on the internet. See Part Three for more on this.

  • Purchasing on a hunch of what future demand might bring. You need to buy based on your own current and future needs. It?s very risky trying to guess what will happen to the market in the coming years.

  • Selecting a poor location even within a fine neighborhood. Location, location, location. Even location within neighborhood boundaries is important. Is there high traffic volume? Do you have a porch view of a wooded buffer zone or the backside of movie theater? Discussed more thoroughly in Part Four.

  • Forgetting the importance of the interior layout because the exterior is so impressive. It may be attractive from the outside, but it?s the interior that must suit your family?s needs.

  • Selecting a home which does not match your family?s needs. How do you really live? Are certain rooms going go completely unused? If given the choice, would a space used as a home office be more important than one used as a formal dining room? Is a child on the way?

  • Not having the home properly inspected. Every prudent buyer will take the time to get a thorough home inspection. The investment is simply too great to take any chances. Get an inspection from a qualified, respected professional.

  • Failing to verify the qualifications and reputation of a home builder. It?s advisable to speak with three to four people who have purchased from the home builder, particularly one that is new on the scene. Are they satisfied with the end product? Has there been an unusual amount of troubleshooting during or after construction? Ask questions. Most people will be proud to discuss their home with you. This is also an opportunity to visit with possible future neighbors.

  • Rushing into a decision. Settling for less. This is one of the largest, if not the largest, investment you?ll make in your lifetime. Patience is critical in heading off mistakes. Once you know it?s the correct choice then, with your real estate professional, move quickly.

  • Waiting for interest rates to come down or hoping demand slows. There is no way to know for sure how market conditions will change. When you find the right home at the right price it?s time to move.

  • Not investing at all. The benefits of home ownership begin with various tax deductions and end most likely with growing equity. Building home equity has proven to be a great way toward a rich fulfilling retirement.

Buying or selling real estate can be an emotional, stressful rollercoaster ride. It's important you find a real estate agent whom you can trust and help avert the pitfalls inherent in buying or selling real estate. Equally important-you should be able to count on an agent to do so for a fee structure that maximizes your bottom line.

I provide you with frank appraisals of the current market and ensure your interests are protected while your transaction stays on course. You can count on me to have the patience to invest as much time as necessary to make sure you are comfortable with every step of the process. We will always complete our business at hand before I move on to my next client. My first priority to you is the utmost skill, care and due diligence.

When listing your home, I take the approach of utilizing a non-traditional commission structure to make every effort to maximize your profit. I look forward to discussing with you my fair commission approach.

When buying a home learn how you will pay no commission.

It Is Fun And Easy Way To Learn With Educational Board Game

Getting children to learn has long been a dilemma faced by today's teachers and parents. How do you make something like the industrial revolution interesting to an eight year old? It's hard, but have always been intrepid folks out there who try their hardest to make the act of learning fun and entertaining for children. Educational board games are one of the most effective ways of doing so, and there have been a lot of really good additions to the market over the years - board games, memory games, and puzzle games that challenge a child's brain and give them a fun reason to learn.

These board games come in all shapes and sizes. For those looking to get a game for their child that will trigger some intellectual stimulation, it's only a matter of choosing a topic or field to work with. School age board games are not only tailored for the skill level of your child, but the interests they might have.

For as young as children aged 1 and up, there are games that challenge them to recognize and remember different shapes, colors, and objects. By enhancing their cognitive ability through a fun memory game, you are giving them a head start on learning when they get older.

For the older children out there, the options immediately diversify. There are exciting puzzle games like Dinosaurs and Things that won't even seem like learning to a child intrigued by the giant lizards of eons past. History has a habit of being dry and boring when taught from a text book, but a board game in which the information might sneak up on a child and be exciting is the perfect way to make them want to learn.

For the math crowd, there are many options. Fraction, multiplication, and division playing card decks are available as well as various memory games. The educational board games on the market are so varied that no matter how your child learns, whether it is visually, audibly, or hands on, there's a game out there to help them.

Sitting down and playing a board game with your children is one of those activities that families have been doing for years, often on a set night, in a big group. It's a great way to spend some time with your loved ones after a long, stressful week and unwind. At the same time, you can help your children develop stronger logic and problem solving skills and have fun while doing it.

There are school age board games for children of all ages, in topics ranging from history and math to geography and literature. Whether they know it or not, an educational board game is the best way for you to sneak up on your child with a good dose of mind expanding fun.

Real Estate Schools

When a person is looking for the right living or office space, but does not know how to go about the buying process, then a real estate broker or agent is the person to approach. These professionals not only help a buyer find and select the right property, but also get some of the best deals for their customers. Today, careers in the real estate industry are highly rewarding. Hence, the importance of real estate schools arises.

Aspiring real estate agents are offered real estate pre-license, post-license and continuing education courses in the classroom. They are also provided with online courses. There are various schools that pass knowledge in this faculty. Conveniently located in various states, these schools have been training real estate professionals for more than 20 years. They help a majority of students obtain real estate licenses.

Online real estate courses offered are also second to none. Students are offered online sales associate pre-licensing and online post-licensing courses, with a wide variety of supplemental material to help students pass the real estate exam. Real estate schools offer thorough training to the candidates, making sure they will be prepared the day of their exams.

It is said that choosing the best real estate school can be a tough decision. There is an eligibility criterion that needs to be fulfilled in order to apply for the real estate license. To begin with, the student must be at least 18 years of age and have a high school diploma or GED. In order to apply, a candidate needs to submit application to the Division of Real Estate with the appropriate fee. He must also complete and pass the state approved 63-hour sales associate pre-license course.

Real estate schools have grown in popularity over the years. Most of what is taught in real estate pre-license classes, courses, and training is designed to help the student know what is required to be a qualified licensed real estate professional. In addition to this, one needs good communication and persuasion skills to make a successful career in real estate.

Real Estate Investment in the Fort Hood Texas Area

Buying Investment Property in the Fort Hood, Texas area could be a clever, lucrative move right now. The main cities surrounding the giant Fort Hood military base are Killeen, Harker Heights, Nolanville, Copperas Cove, Kempner, Lampasas, Gatesville and Belton, all sport very reasonably priced single and multi-family homes. The city of Killeen is the 21st fastest growing city of its size in America and the 5th most undervalued for real estate. The areas surrounding Fort Hood are predicted to continue to increase in value over the next few years, even as the overall real estate market in America begins to slow. Major real estate areas such as San Diego, Los Angeles, Miami, Fort Lauderdale, Austin, Seattle all slow down (and in some instances even begin to lose value), the areas surrounding Fort Hood continue to climb slowly, but surely.

Multi-Family units are HOT in the Fort Hood area right now, with many investors from other states (California being a major player) are swooping in and snatching these properties up as quick as they can hit the market. The prices on some typical 4-Plex units (2 x 3/2, 2 x 2/2) built only 2 years ago have risen from the high 170K range to an astonishing 220K+ price!

With all of this being said, with the ongoing reorganization of the U.S. military and the BRAC (Base Realignment and Closures) list showing the consolidation of many bases nationwide sending the troops to Fort Hood, where are these folks supposed to live? In YOUR investment properties! Most military families prefer to rent (usually subsidized by the government through a housing allowance) vice purchase a home since they usually rotate to a new base every couple of years. This constant migration of troops in and out of the Fort Hood area provides a steady stream of renters to occupy your housing units, whether they be single or multi family. Just recently, the news was released that soldiers living onbase in housing would soon be responsible for paying their own utility bills, something that the government usually wrote off as a base-wide cost. This move will more than likely send even more troops to search for offbase housing. Also, military renters are much safer renters to have because if there are damages/unpaid rents, the military will intervene on your behalf and assist with the compensation from the military member, to include garnishment of their wages. This being said, the incidence of deadbeat renters in the military is very low.

All of the information provided in this article is freely available on the internet. Opinions regarding military renters are formed from discussions with military housing office personnel and from personnel experience renting to soldiers.

How to buy Lingerie for Her That You'll Both Love

Are you looking to buy something sexy for the lady in your life and you're stumped? Here's a few tips guaranteed to make you both happy. Not all women feel comfortable with baring her bottom in a sexy thong. It's best to be careful and put some thought into what body parts she feels most comfortable about and choose lingerie to complement her particular body part. A few pointers:Show off nice legs in something short like a baby doll or short chemise. Play up good cleavage with a halter or bustier style. Display toned arms with a camisole. Think-Pure Flattery-Have fun and Be confident

Lingerie is a way for women to be seductive, feminine and pretty, so if you think she'll look great in something, that's a good enough reason to get if for her.

Be confident in your own tastes. When women buy lingerie for themselves, they tend to lean to the practical side, not necessarily buying things that are frilly or extravagant so it may not be a bad thing to buy her something a bit more fancy that what she usually buys for herself. Help by getting her in touch with her inner child by choosing fun prints like cherries or clouds. Or appeal to her wilder side: animal prints, lace or bold colors like red are perfect. Unless you have a very close relationship with the woman, avoid giving lingerie items that are extremely risque or things that are in bad taste

Lingerie Fashion Styles

Chemise - A straight gown that skims the body. Negligee - A loose, usually sheer, gown. Peignoir set - Negligee that includes a matching sheer robe. Babydoll - A short gown that fits around the bust, flares toward hemline. Pajamas - Pants and top, originally styled after men's pjs. Bustier - A usually strapless elongated bra that provides extra lift to the breasts. Camisole - A sleeveless top that can be paired with matching undies or worn under a jacket for work. Teddy - A one-piece style, similar to a bodysuit. Tap pants - Soft, very short version of boxing shorts. Thong - Provides coverage in the front of the panty with a thin strap in the back.

Picking the Right Colors

Pick a color that you think would look good on her, if you Don't know her color preferences. In general, remember black, red and white (or off-white) look good on almost everyone Blondes look great in pastels, and brunettes can carry off stronger colors like purple and emerald green. Redheads do best with greens, blues and earthy tones.

The Soft touch-Fabrics

If you like the feel of the garment, chances are she'll like wearing it. Velvet, silk and satin have lots of tactile appeal. If you're buying online, play it safe and stick with fabrics that you already know what they feel like.

Figuring out her personal style-What does she like?

To choose, men should have some idea of his partner's tastes and lifestyle, not just in lingerie but in general Before you buy anything, think of her favorite outfits and her personality and try to assign a category to them, is she spunky, sophisticated, feminine, athletic? How about flirty, romantic, or cozy. There are basically four types of merchandise in a lingerie store, pajamas which can range anywhere from silk and satin to cotton and flannel, bras and panties, robes and sexy nightwear like baby dolls and bustiers, nightgowns, negligees, peignoirs, slips. Also keep in mind, things like pjs and robes are more forgiving with sizes, you're more likely to get a pajama size right than a bra size, and robes are usually one size fits all!

Sizes- Do it Right

The best way to find her correct size is to ask. You can also check out the size of her regular clothing to help you correctly choose a size of lingerie she might fit into. If all else fails you Don't know her bra size, try heading for familiar territory in chemises, robes, and nightgowns, where everything is sized in S-M-L. There's usually a fantastic variety of styles for every woman in these pieces, and you can be confident that size won' be an issue. As a last resort you can guess (tricky territory -- Lingerie.com even promotes the amusing fruit comparison method for finding cup size.)

Presentation- Wrapping it up

Don't forget to wrap the lingerie (or have it professionally wrapped) with beautiful paper and a lots of lush tissue paper. You can get creative and combined with related items, like a book of poetry, a bottle of champagne or great-smelling body products and candle. Lastly, always remember it's the thought that counts. If you really love something and think, it'll look great on her you can't go wrong, Remember, If a gift is bought and given with love it willalways be appreciated.

Temporary Breast Enhancers

Recent surveys indicate that women who are unsatisfied with their bust size tend to be more depressed and anxious. Even though breast enhancement serves no logical health benefit, women opt for enhancers just to feel better about themselves.

Cosmetic surgery in the form of mammoplasty or mastopexy is considered the most successful method of bust enlargement. Despite the risk of the bosom turning hard, asymmetric, striated and transparent, silicon implants form the largest percentage of aesthetic enhancements that women opt for. Most women believe that once the implant goes in, it becomes a lifelong part of the body. However, silicon shells can be removed through surgery. The cost factor involved in breast augmentation surgery deems it impossible for many to use the implants.

The most popular form of temporary breast enhancement is the bra, which works only when it is worn. Full body bras, as they are called, come in a range of designs. As the breasts begin to sink and sag with age, the best options available to women are push up bras. Under wire bras are the best known for the purpose of providing maximum shape and support. Younger women can opt for the inflatable bra that can be filled up with air or water. There is also the option of the padded bra, which contains a rigid lining of cotton, foam or sometimes, silicon. Women who have undergone surgery for breast cancer, the mastectomy bra and the amonea breast forms are comfortable choices.

Recent years have seen an array of products line the pharmacy shelves, claiming to be temporary breast enhancers. Most of these don't necessarily work and patients do better by not relying on them. The ones that can enlarge the breasts do so by allowing fluid to collect between the mammary tissues.

What To Expect After Breast Augmentation Surgery

The results of breast augmentation are quite apparent immediately after surgery. However, you will need time to recover before you can start to fully and comfortably enjoy your new and improved bustline. The healing process is an important consideration when you are thinking about breast augmentation. A well-informed commitment to surgery will include taking account of the post surgical steps to achieving your body goals.

Breast augmentation entails the surgical insertion of breast implants, either silicone or saline, beneath your breast tissue and possibly even beneath the muscle tissue of your chest. The surgery is typically an outpatient procedure that lasts from one to two hours.

Depending on what you want for your body and what your physical form can accommodate, breast augmentation can increase your breast size by one or more bra cup sizes. Desiring a fuller bustline and a figure with more pronounced proportions are the primary motivations for women to seek breast augmentation. Reconstruction after breast surgery or injury, rejuvenation after pregnancy and nursing, and correction of breasts that have markedly differing sizes also are appropriate reasons for breast augmentation.

Your First Week After Breast Augmentation

Initially after your breast augmentation Beverly Hills, you will feel tired and sore for several days, but you should be up and walking after 24 to 48 hours. Pain medication will be prescribed as necessary to help you with post-surgical discomfort. You will have to completely avoid strenuous activity and monitor for any post-surgical problems like extreme swelling or bleeding.

After a few days, your gauze dressings will be removed and your plastic surgeon may direct you to wear a surgical bra. At the end of your first week of recovery you could typically return to your job unless your occupation is physically demanding. Then your plastic surgeon would have to gauge your recovery and advise you on the appropriate time to resume working.

Your Second Week After Breast Augmentation

At about the 10 day point, your stitches will be removed. If you have been experiencing a burning sensation in your nipples, this can often persist through the second week. Although your fuller breasts are in place, they will remain sore and you should limit physical contact with them as you continue to heal.

Your Next Six Weeks After Breast Augmentation

Under the supervision of your surgeon, you will begin to resume your regular physical activities in the ensuing weeks. Breast soreness typically lasts for three to four weeks before fading. Swelling should also diminish during this period, except for perhaps minor swelling. The scars from your surgery will be pink and firm for roughly six weeks. It will take months for the scars to soften and lighten. They will never be completely gone, but the scars often will diminish to barely noticeable.

The recovery timelines described above are what you can typically expect after breast augmentation surgery. Individual cases vary depending on physical characteristics, overall health, and how well you follow guidelines for limiting strenuous activity. Although breast augmentation requires a moderate recovery time, many women are immensely pleased with the results and agree that the discomfort was worth the opportunity to fulfill their dreams of an enhanced bust.

Seattle Real Estate Agencies

Are you thinking of selling or buying a property in Seattle but do not know where to start? If you are, then you need a Seattle real estate agency to help you in selling or buying your property.

Seattle real estate agencies help find sellers for those who want to buy real estate and help find buyers for those who are trying to sell their real estate. They have real estate agents that assist sellers in marketing their properties to prospective buyers and who are able to sell the property at the highest possible price under the best terms. Real estate agents also help buyers to purchase a property with the best possible price and with a price range reasonable for their budget.

If you plan to sell a property in Seattle, real estate agencies will have your property listed for sale to the public. They will also assist you in preparing the papers that describe the property for marketing purposes. After which, they advertise your property and even put a ?for sale? sign on your property that indicates where to contact the real estate agent. In some cases, they hold an open house to show the property to prospective buyers.

On the other hand, if you are a buyer of Seattle real estate, the real estate agencies will find a property in Seattle that will be in accordance with your needs, specifications, and budget. They will take you to some locations of properties that are for sale and give you details of each. However, they will have to prescreen your financial capability to see if you are really financially qualified to buy the property shown.

With all these services provided by Seattle real estate agencies to real estate buyers and sellers, it does make a lot of sense to have one to assist you in your selling and purchasing decision. However, you have to be very careful when choosing a real estate agency because nowadays there are many who operate without the proper license. You have to see to it that the agency has professional real estate agents who obtained a broker?s license.

Backpacks Online

One of the easiest ways of purchasing a backpack is to order it through the Internet. Ordering online not only helps you cut down on the time which would have been used to browse through different stores but also helps you escape exertion and fatigue, as online shopping can be done from the comfort of your office or home. Another advantage of online shopping is that you don't have to pay sales tax if you order from a store located in a state different from yours. Some stores also offer free shipping if the order is above a certain minimum order quantity, leading to additional savings.

Several online stores offer backpacks for sales. Some of these stores including REI.com, USoutdoorstore.com, and Cabelas.com specialize only in outdoor products and offer a huge selection of backpacks. Other large online stores such as the online version of Walmart and Sears also offer an extensive range of backpacks.

Large manufacturers of backpacks such as Coleman have their own online stores and often have special offers for buyers.

Before purchasing a backpack online, it is a good idea to read the reviews about the brand of backpack you plan to buy. Sites like epinions.com carry extensive user reviews of thousands of products. Comparison shopping sites like Froogle, Shopping.com, Pricegrabber, Shopzilla, Nextag , Yahoo Shopping, My Simon and MSN shopping help you quickly compare prices of products from multiple stores that are registered with them. Within a few minutes you can locate the online stores offering the best deals and place your order.

If you are looking for cheap backpacks, several smaller online retailers offer little known brands for extremely cheap rates. Most of these products are imported from China and no guarantees are provided. It is advisable to read about the return policies of such stores before placing an order.

Tips For Choosing The Best Car Seat

Children in the United States between five and fourteen are more likely to die in automobile accidents than any other cause, and thousands more are injured every year. Many of these deaths or injuries could be prevented if parents had strapped their children into car seats correctly. Here are some tips to help you choose the right car seat for your child.

Never use a hand-me-down or used car seat. Safety standards change and technology continually improves. Though it might be tempting to save a little money, your child's safety isn't worth the risk. Accept those clothing hand-me-downs, and purchase new car seat.

Find the right seat for your child's age and weight. There are several kinds of car seats on the market. Infant car seats or carriers often come with a detachable base. The base is fastened securely into the car with the seatbelt, and the carrier portion lifts out so you can take baby into the house or store. You can also purchase infant seats that clip right onto your stroller. Baby seats, for children over 20 lbs and one-year-old are larger and stay fastened into the car all the time. Booster seats can be used by children who are 4'9 and taller.

If you travel often, make sure the car seat is FAA approved for air travel. Your child is much safer in his car seat when traveling on the airplane - if you experience turbulence, he'll be safely buckled in.

Install the seat correctly. Infants up to 20 lbs, or under one year of age should always ride facing the rear. Make sure to follow the directions carefully for installation - many parents think they have their car seat installed properly, but haven't followed all directions. Check out the American Academy of Pediatrics website for proper installation instructions, along with other tips: http://www.aap.org/family/carseatguide.htm

Check to see if your car seat has been recalled. You can call the Auto Safety Hotline at 888/DASH-2-DOT (888/327-4236) or visit the National Highway Traffic Safety Administration (NHTSA) at www-odi.nhtsa.dot.gov/cars/problems/recalls/childseat.cfm.

Consider purchasing more than one car seat for your child. Properly installing a child seat can take time. If you have more than one car, or the child will be traveling often with grandparents or caregivers, purchase seats for each car. This will save you lots of time and ensure that each seat is installed correctly.

Replace car seats that have been involved in an auto accident. A moderate collision can compromise the safety of your child seat. The NHTSA considers a crash minor if all the following are true:

a. The vehicle could be driven away from the crash.

b. The vehicle door closest to the car safety seat was not damaged.

c. No one in the vehicle was injured.

d. The air bags did not go off.

e. You can't see any damage to the car safety seat.

Always install child seats in the back seat, especially if your car is equipped with air bags. An air bag is deadly to a small child, even if they are in a safety seat. Some vehicles, such as trucks that only have one row of seats, are equipped with an on/off switch for passenger air bags. In this case, turn off the airbag.

Pick One Make Excuses or Write the Darn Story

OK so what's your excuse this week?

The Cat had to go to the vet 8 times this week and you spent all your time in the waiting room or driving to the vet hospital.

The kids destroyed the house for the 18th time this week and you had to spend all your time picking up after them.

You had to work through lunch and breaks at work, plus stay until midnight every night.

A major earthquake, hurricane, tsunami, tornado or other massive natural disaster and it's taken all your time and attention?

Guess which one of the above is the ONLY acceptable excuse for not put at least one sentence on paper? You only get one guess and if I need to give you a hint, then you probably need to examine whether or not you REALLY want to be a writer.

A lot of people SAY they want to write, but when it comes down to it, it just doesn't seem to happen. There's always something that comes up. There's always something that takes up all their time. There's always some reason why they don't have time.

There's always something.

And that, dear reader, is a pretty good clue that if you're one of those people, maybe you don't really want to be a writer. Maybe someone said you should be a writer because you wrote something nice in school. Or maybe you just want to have written because there's this great romantic idea of what being a writer is like and you've fallen in love with that great romantic notion.

The problem with that is that great romantic notion is just something made up in novels and movies. It's not real.

Yes writing is a fabulous occupation for some people because it allows us to communicate what's in our heads, whether it be a fictional or eal. But it's also a craft like playing the piano, creating fine furniture, painting or a myriad of other occupations that requires practice and thought.

At some point a piano player has to sit down on the bench, put their hands on the keyboard and play something. If she wants to get really good at it, she'll probably practice scales for hours and play the same piece over and over until the piece is in her bones.

It takes time. It takes practice. And it takes work. (Although, if you love it, it really isn't work as in a JOB. But, yes, it CAN be work!)

Our society has turned into an instant, give it to me now with no effort kind of place where we think everything should come easily and quickly and without breaking a sweat.

Well, guess what -- it doesn't work that way!

If you're looking for writing to fit the instant coffee model, you picked the wrong career. Writing is about practice. It's about putting words down on paper and pushing them around in your head as well as with your pen. It's about sitting down every day and actually writing something. Even if it's just for 5 minutes.

The good news is that if you really are a writer, the more you put words down on something, the more you love it. The more you communicate the stuff in your head, the more joy you experience in the actual doing. It's not a chore doing something you love.

I still rather suspect that the biggest block for writers is the idea that whatever we put down has to be perfect or we are personal failures.

But consider musicians. No one puts that kind of expectation on them. Everyone knows they practice. They have rehearsals. They are expected to practice.

Well, here's the latest news flash for you: Writers have to practice too.

So, take a look at your excuses. Why is it you're REALLY not writing? Do you secretly hate it? Are you trying to write something you aren't passionate about. Are you really secretly a horse trainer? Are you really destined to teach history?

Take time to consider why you think you want to be a writer. Maybe it's something your read or something your mother or an influential teacher said. It may be that you really DON'T want to be a writer, you just think you should. Or maybe you are a writer and just don't have anything to say right now. That doesn't mean you won't at some point, you just aren't there yet this year.

The best way to find out is to stop trying to write. Put away all the writing stuff. Close up shop and go do something fun. Go have a life. Do something interesting. Join the Peace Corps, backpack on a different continent (or two or three) for a year. Volunteer in an inner city school that desperately needs good teachers who give a rat's ass about the kids and could make a difference. Join the police force. Join the State Department and take postings all over the world. Join the CIA or the Navy or the Air Force. Learn a new hobby or two. Learn a new skill, like woodworking or painting or interior design.

Do something unrelated to writing.

In other words, do something you would really ENJOY or you've always secretly wanted to do. As long as you're over 18, you can do anything you bloody well want to.

Then after a few years of having an interesting life you can see if the writing bug is still pecking away at you. If so, then write something. But at least now you'll have something to write about.

And if you have discovered your passion and that you don't really care if you write about it, then guess what? That's what it's all about.

True writers are those people for whom putting words on paper is their passion. If you're always making excuses, then it could be that your real passion is somewhere else.

So go out into the world and give something else a try. If you're meant to be a writer, then you'll come back to it. And you'll bring a depth of experiences and life to it that will make your writing richer than if you've never had a life.

And if you're not meant to be a writer, then at least you won't have wasted your life trying to be something you're really not. Life is just too short to waste it on the wrong thing.

So give it a try and see what life brings. It's all just a glorious train ride anyway. So go out and ride the rails.

Nebraska Casinos

Nebraska is a state full of surprises. Surrounded by South Dakota, Iowa, Kansas and Colorado, the Cornhusker state has more than five hundred municipalities plus acres and acres of state parkland, hiking trails and other outdoor activities. Nebraska is below the national average for both cost of living and crime. A whopping forty percent below the national crime rate! Hunting and fishing are major pastimes in Nebraska, and collegiate sports are also very big here with the University of Nebraska offering much for sports fans to enjoy. Nebraska is also Lewis and Clark territory and there are many tourist sites related to the famous pair's work and journeys.

Nebraska also has its share of casinos, including the Iron Bar, Ohiya Casino and Scottsbluff County Keno. Nebraska Casinos are in negotiations in some cases over the types of gaming allowed by state law. You may find blackjack, video poker, roulette and other games at some Nebraska Casinos, but disputes among local authorities and Nebraska Casinos may change the availability of these games depending on the state of the agreements between Nebraska Casinos and the state.

There are plenty of alternative types of gambling available in Nebraska Casinos. Nebraska Casinos can feature electronic bingo as part of the gaming fun. If you have never tried bingo or its electronic counterpart you might want to give it a whirl when traveling through Nebraska. In fact, electronic bingo is found fun by some people as it is very exciting once you get past the stigma of the Sunday Social kinds of games usually thought to be reserved for old-age homes or church fundraisers. In Nebraska Casinos, bingo has taken on a whole new dimension. The casino setting and electronic updating of this ages-old game make a re-evaluation of the old stereotypes a very good thing indeed.

A good example of alternative style gambling is found at Scottsbluff County Keno offering just what its name implies, Keno. This is a game where you try to predict the numbers pulled from a set of eighty. The number used may vary from casino to casino, but you can usually pick between one and ten numbers. Payouts depend on the rules at various Nebraska Casinos, but no matter where you go, the more numbers you guess right, the more your winnings increase. The Nebraska Casinos definitely offer something quite different than your standard poker and blackjack, making them worth looking into when you are in the area.

Understanding MelloRoos When Considering a Purchase

Part of the process of evaluating the decision to make an offer on a home in a newer development is understanding the costs. Mello-Roos are one issue that is popping up more and more.

Understanding Mello-Roos When Considering a Purchase

The process of real estate development has become a much more complex one in many parts of the country. The idea of buying some land and building a few homes is a bit na?ve these days. The larger the development, the more a real estate developer has to account for societal issues. These issues can range from everything to new roads, schools and noise pollution in the area. While the developer and relevant municipality will negotiate the financing on much of this, they tend to pass off much of the cost to people moving into the new development.

Mello-Roos are typically assessed by the municipality, city or state the new development is located in. They are often considered a special tax and are paid along with your property tax bill. This special tax is essentially a way for the government to both fund and maintain the public services required by the new population created by people moving into the area. As you know, the government tends to collect a lot of money in taxes, but doesn?t use it particularly efficiently. This is a way for them to counter the problem.

Mello-Roos are particularly nasty because they are considered a government tax issue. If you fail to pay your Mello-Roos, the delinquency can be turned into a tax lien on your property. Tax liens are truly nasty things, to wit, they essentially give the government the power to foreclose on your home and sell it. Your only option is to get caught up on the payment to avoid such a situation.

Mello-Roos are not the creation of the federal government. They are localized issues, so their amount and how they are handled are different in each state. Regardless, they can be thousands of dollars a year. You need to understand what you are on the hook for before buying into a new development, particularly if you are squeezing into the financing. Failure to do so could lead to a nasty surprise down the line.

His Plan & My Efforts Make The Best Combination

By : Nitin Kulkarni

Often, thing do not work as per the plan and we are left wondering, what went wrong. Quite often, we do not get to know the reason and most often we end up attributing such happening to bad luck , fate or wrong timing. I have observed that many of us carry the unnecessary burden of these incidents as an unsolved mystery, as an extra luggage all through our life.

Here are just a few of such incidents from my life which were a part of extra luggage, I use to carry till recently.

All set to join my schoolmates for an educational tour, I developed chicken pox and had to be contended at home. I was unable to understand, what went wrong ? Why did it happen to me alone ? Why couldnt I go with the school team as planned ? I had many questions but no satisfactory answers.

Couple of years later, when in college, I was one of the 20 probables, who were to receive specialized cricket coaching and had a chance to make it to the University team.

My joy knew no limits. I was practicing very hard to make it to the team, when one fine morning, I broke two bones of my left arm, while attempting to complete a diving catch. Heavens came crashing down and I was holding my left arm in a cast, through a sling, for the next three months.

Cricket was now for a while a thing of past. I had the same questions hovering over my mind. And yet again there were no satisfactory answers. Why me, of all people in this world had to go through this?

Then came the time in life, when it was like a dream come true. I got married to my longtime sweetheart in a grand wedding ceremony. We moved to our own dream home, i.e., our rented apartment in the city where I was posted. Time was just flying and we felt like being at the top of the world.

Then, one night I woke up with a severe abdominal pain, only to be operated upon two days later. I was saved, but developed some postoperative complications , only to undergo another major life saving surgery, a couple of months later.

I was away from active life for about seven months. Didnt know, why a perfect looking and love blessed life had to go through these hurdles ? Why did it not happen the way we planned ? Why did it happen only to me ? Yet again, I had only questions, no answers.

A couple of years back, I was surfing through TV channels, when I happened to watch Indian movie superstar Amitabh Bachchan having an informal chat with some school children. And there he was narrating an incident from his childhood life , that answered all my questions listed above and made me free from the burden of that extra luggage, I had been carrying on my mind, so long & till now.

Here is what Amitabh said .

Amitabh was in boarding school, called Sherwood School, located in the hill town of Nainital, U.P., India. The Annual Day celebrations were just a few days away. Amitabh was to play the lead role in the play that was one of the major attractions of that evening.

Amitabhs father, Shri Harivansh Rai Bachchan, a well-known poet of national and international fame, had also come to town to witness his sons performance. Things looked set for a wonderful evening.

Amitabh developed high fever just a couple of days before the annual day and had to be admitted to a local hospital. Doctors ruled out any possibility of his attending the function, leave aside participation in the play.

The D-day arrived. Amitabh spent the Schools Annual Day, confined to the hospital bed, with tears in his eyes, his father by his bedside and a question on his lips as to what wrong had he done to have missed the chance to perform at the Schools final function.

His father replied Amit, it would have really been very good if things had happened the way you planned, but consider it to be the best, if things have happened otherwise.

Amitabh could not understand what his father wanted to explain and how a missed chance could be the best thing to happen. He asked his father, why does he say so?

His father said, Amit, you had decided to act in the play and participate in the Annual Day celebrations. It would have been good if things had worked your way.

But, he, the Almighty GOD had decided otherwise. As per his plan you were not to do so. And what he decides for you has to be nothing but the best.

As the words made sense, the meaning was clearly understood. As per Amitabh, this was one of the learnings that helped him keep that extra luggage out, all his life.

As I listened to Amitabh, I had found answers to many such unsolved questions of my life. As I looked back, I found that GOD has been very kind to me. I had got much more than what I expected. Every unexpected and unforeseen turn of events in life had turned out to my benefit in the ultimate analysis.

Well, now I know it had to be that way, because it was a combination of his plan and my efforts !

In gratitude,

Saving Money With Twins Part II

No matter how frugal you are, you are going to have to buy a few things to prepare for your twins' arrival. Watching commercials and listening to well-meaning family and friends will have you believing you need tons of gear and all the latest trends. Now you can go that route but I am sure in the long run you will live to regret it.

At some time or another I have had to change things up a bit. Sometimes it was because my boys were growing tired of something (chair, bouncer, etc.) or because I just plain ran out of supplies. One thing I came to learn was that I did not need most of the supplies and furniture many people convinced me to buy. Here are a few things to try that really work if you can get past your pride a bit.

When it comes to diapers, the cheaper the better. I am a huge fan of Target? brand! They have been the best at preventing leaks and the cheapest (even when you do a comparison at a whole-sale club). You will need to be sure you buy at least one case (that's right a whole case) of Newborn or Size 1 diapers depending how big your babies are at birth. If you go to term you may want to skip Newborn and jump to Size 1. If the diapers are a little big just fold them down for a few weeks. This will keep you from having to exchange them after you have already used half a box. Also start stacking up on Sizes 2 and 3. My boys are tall but they have been in size 3 since they were a few months old. Be well stocked and do not open any boxes until you must use them. You want to be able to return any that do not fit.

One thing I cannot stand is a leaky diaper. Especially when you do not realize it leaked until it is all over you. Many grocery stores have their own brand of diaper liners that fit almost like a maxi pad inside the diaper. It may be hard to wrap around putting a pad in your babies' diapers but believe me, they keep you from having to buy costly overnight diapers. If your babies are close to the next in size diapers (code name for less in a pack for the same amount of money) go up to the next size but be sure to use the liners to get the most out of the lesser amount of diapers.

As I said before, make your own wipes. In the event you cannot make your own you can always buy wipes in bulk and then use them to bathe your baby also. This will eliminate the need for a baby bath tub (which is a waste). You can also use these to remove your make-up and wash up on a day when a shower is just not going to happen!

Go to the thrift store and stock up on bottles. If you wash and sterilize them in really hot water they will be fine. Be sure to look for newer ones because you want to make sure they have no mold that you cannot see. You can also use bottles as containers for little things such as cotton balls, Q-tips, etc. when you travel.

Yard trash bags or scented kitchen bags are a cheaper alternative to buying a baby waste basket. You have more space to put more diapers in the larger trash bags and then you can manually twist it closed or put a loose knot in the bag yourself. You will not have that awful dirty diaper smell if you keep the bag closed. This will save you big money when it comes to replacement bags. Just be sure to keep the bags out of your children's reach.

Big trash bags also work as a cheaper, smaller storage option. Instead of buying expensive or bulky totes, you can put your babies' old and unused clothes in them to store away. You can put toys or other items in these bags and throw them in the closet until you need them again. If you choose not to use them again you already have everything bagged up and ready to send to your local charity.

Large freezer bags are a cheaper and better way to store wipes in your diaper bag. They can be bent and easily fit in small spaces. They are light weight so you won't add to the already heavy load you are carrying.

Small freezer bags are a great option for storing food your babies' need. You are probably going to be in a location that has a paper/plastic cup so you can transfer the food into a cup or feed right out of the bag. They are light weight and with the food being in a freezer bag you do not need to use a microwave to heat the food, just run it under warm water for a few seconds.

Instead of buying one of the expensive brands of baby detergent opt for a less expensive regular organic or natural brand. You can still buy a large/family size container and you will be using a better product on your babies' clothes. Use the detergent on your clothes so you won't have to buy two different kinds of detergent.

Instead of buying a crib use a pack n' play. Your babies will probably be able to fit in one of these together for many months. My boys are over a year old and they are still able to sleep in one together when we travel (it's tight at this point but it works for a few days and they enjoy the smaller space). If you really want your babies to have separate beds you can still opt for two pack n' plays and you will save hundreds of dollars. You can find a good pack n' play at your local thrift store or yard sale.

Jumpers, walkers, bouncy chairs, and swings can all be used not only for entertainment but also to feed your little ones. You do not have to use high chairs and it makes clean up a lot easier because your little ones are occupying a smaller space. It makes clean up easier because as soon as you are done feeding them they are already occupied with an activity.

Paper towels can be used not only to clean messes and make wipes they can also be used as washcloths. If you buy a good quality brand such as Viva? you will find you get more bang for you buck. I have been able to clean both my boys with the same one (even as I constantly rinse them). I discovered this when we ran out of laundry detergent. This will save you laundry time and you will use far less water.

Receiving blankets are a wonderful asset. I bet you did not realize you can use a soft receiving blanket not only to warm your little ones but also dry them off after a bath. Pack a receiving blanket instead of your babies' towel the next time you travel. Try keeping a receiving blanket in your babies' diaper bag to use instead of buying a changing pad. It's softer and a lot warmer than cold plastic changing pads.

I am sure you will probably receive many body suits for your babies. But, have you ever heard of the bodysuit extender? If not, it's a small patch like device that extends the length of your babies' body suits. As your babies get taller they can continue to wear the same body suits literally until they wear out. This is a good investment!

Sleepers are a necessity for any baby during the winter months. A common problem is that babies grow too long for the sleepers before the sleepers even have a chance to fade in color. To solve this problem I have to admit I did something that I thought was unthinkable (before having children). I cut the feet out and still let the boys wear them. However I had to do this in a cute way. I cut the feet out, folded and tucked the cut part under so it looked like a hem and then put socks on underneath the sleepers. It looked like regular pajamas instead of a cut up sleeper!

Buy a carrier and wait on the stroller. This is for all the physically fit moms and dads out there. If you can carry your babies together without it hurting your back, opt for a double carrier instead of a stroller for the first couple of months. Your babies will fuss less being closer to you and you will find it easier to get things like grocery shopping done. You can find a good reasonably priced double carrier online.

Once your babies are too heavy for their carrier, hopefully they will be big enough to sit (with minimal support) in an umbrella stroller. Believe me when I say I was not a fan of the umbrella stroller but now they have really nice ones that are far cheaper (to buy two) than one double stroller. You can then buy an attachment (sold at most baby stores or online) and attach the two strollers together.

Car seats are not only important they are a must have! We chose to buy infant seats because we did a lot of travel in our area. It made it easier for us to carry them and load them up. Also it made for another feeding option when we were at home. However your most cost efficient option is a convertible car seat. These models generally cost more up front but in the long run they are a cheaper option if you do not plan on traveling often.

Buying things for your twins will put a major dent in your wallet if you are not creative. Try your best to do most of your shopping at your local thrift stores and yard sales. You won't be sorry!

The Volvo C70: Two Cars in One

Many car buyers especially those more concerned about their car's exterior styling would usually opt for a convertible. After all, driving down a busy street in a top down car is guaranteed to turn heads. Of course, the driving performance of the car is not left to chance; any buyer would surely go for a car with good looks and a high performance level to boot. And since a convertible is known for having problems in security and leakage in the past, a smart buyer would surely cover all bases and go for the convertible that not only looks good and drives well but is also secured and safe.

One such car is the Volvo C70. This vehicle is a four-seater coupe/convertible which is expected to set a trend for other car manufacturers to follow shortly. The current convertible model from the Swedish manufacturer is owned by the Ford Motor Company. It is actually based on the Volvo S40 sedan but the convertible has a wider track and holds better looks. But just like all other Volvo models, both are safety features rich and have high performance levels.

The car's performance, just like its exterior design, does not disappoint. It can handle great speeds with ease giving its occupants a smooth and quiet ride even with the top down. The top, by the way, is made of steel and it takes 30 seconds for it to fold down into the trunk. It has that sports car feel which accompanies all convertibles, thanks to its hardworking engine and an array of precisely engineered parts - a product of all the hard work the company puts in all its car models. The powertrain of the car is one of the finest in the market thanks to the company's dedication to their consumers' safety. From its engine, power is transferred through either a six-speed manual or a five-speed automatic transmission. Various parts work together perfectly to get that power to the wheels like the Volvo axle, the drive shaft, and other drivetrain parts.

With precision engineering and a design that enables the car perform to its optimum level; the car is not surprisingly one of the best in the market, and they are up against very tough competition. Its suspension is incredible, giving the car the stability and ride comfort even on long drives that driver and passenger would surely appreciate. The chassis of the car is fortified and re-figured from the original Volvo C70 to increase the rigidity of the car thus increasing the safety of the occupants in cases of roll over on collisions. This is a trait that is uniquely Volvo. Through the years, the company has been known for making their cars safer and safer for their consumers. And the new coupe/convertible, two cars in one, is another example of the dedication of the company towards better road safety.

Driving the Ford Excursion would give you the feeling of safety and security. The vehicle is also highly function for it can transport cargo and people. It also can tow a big trailer as well as other things like boats. The design of this vehicle is based on Ford's Super Duty F-series pickup trucks. Choosing Moving Dates for Your Relocation

Setting a move date can be important for getting the best price for your move and for getting the best quality movers on the job. Although most movers like to move during the summer when the children aren't in school, selecting a move date off season provides several benefits.

In addition to picking the right time of year, there are certain days of the week and times of the day that are better than others for moving so you can increase your chances of having a smooth move.

In addition to being the busiest season of the year for moving companies, moving during the summer can create other problems. Many movers need to hire temporary helpers to get them through the busy season. This means that it's more likely the moving laborers handling your move will be less experienced and may be less committed to doing a good job than their year-round counterparts.

If you have to move during the summer, set your move date as far in advance as possible to increase your chances of getting your ideal dates to move.

When setting a move date you should also stay way from the very beginning of the month and the end of the month, though you may not be able to avoid it. Leases usually expire during those times of the month so moving companies see added demand.

If you have a choice, choose the morning over the afternoon on moves that take less than a full day to complete. The crew will be fresher and you'll have more hours of daylight to complete the move, if you need them. Likewise, early to mid-week is usually less busy than Friday for local movers. If they can't move on a Saturday, many people like to move on a Friday so they can have the benefit of the weekend to get moved in.

Simple Yet Strong? Yes It Happens with Logos!

We all know that a good first impression has a long lasting impact. Human beings have the inherent nature of building up their perceptions on the basis of visual stimuli. This particular aspect of human nature is applicable in all walks of life. Be it dressing up smart for an interview/ presentation, wrapping a gift in an elegant paper or even a good handshake with a pleasing smile while meeting a person?the ways we adopt to impress is beyond the scope of compilation. We all strive to make that good first impression to make things work in our favor. It is often believed that a good first impression is all about being flamboyant and colorful. This notion is not necessarily true coz strong messages if communicated in a simpler way can serve the purpose in the best possible manner. A simple logo design that conveys a strong message can lead to the creation of a magical brand.

A logo is an image that represents a company to the outer world. It may not essentially communicate about the business domain of a company but should ideally generate a certain sense of being positive and trustworthy. Think of the swoosh symbol of the ?Nike? logo. Nike is a well-known brand dealing in sports shoes and clothing. The swoosh symbol hardly has anything to do with its product line, but it generates an even stronger and positive message. It all depends on how we perceive this logo. Some may see it as a ?tick? indicating it as a choice (among the rest) while some others may interpret it as a rising curve that depicts the success of the brand and there could be some having a different interpretation altogether. The Nike logo is a classic example for the importance of having the element of simplicity in a logo. The use of a swoosh can be found in the form an arc, a partial ellipse or an orbit in the logos of well known corporate entities like Samsung, Infineon, Whirlpool and many others.

The primary reason of such success and wide usage of a swoosh is mainly due to its simplicity, timelessness and the flexibility of reproducing it in various shapes and formats, without compromising on the overall quality of the image. This brings us to yet another aspect of a logo that needs to be complied with while designing it. Logos with heavy graphics are not only complex to interpret but also looses the flexibility of it being reproduced in various shapes and sizes. Apart from that, heavy graphics also inflates the cost of reproducing it in various formats. Top brands like Coca-cola, Microsoft, Intel, IBM, General Electric and many others have simple yet professional logo designs.

Simplicity is the key to a good business logo design. A good first impression is not all about flamboyancy and complexity. In a similar way a good logo need not be flamboyant and complex. A good logo design is an outcome of proper analysis and superlative designing skills that can only be rendered by a professional logo design firms. This small initial investment is sure to yield high returns in the times ahead.

Consumer Reports Baby Bathtubs

A baby bathtub provides an appropriately compact place for bathing. It can be placed in a sink, in a regular bathtub, on a counter or kitchen table, or right on the floor. However, if you put the tub anywhere higher than the floor, be sure to keep a hand on your baby at all times. With water around, bathtubs have a way of slipping and sliding.

Many of today's tubs have a removable mesh inner cradle so baby can't slide around too much. Others have a slip-resistant padded lining that allows a baby who can't sit up yet to relax in a semi-upright position.

You'll use a baby bathtub for less time than you may think. At about 6 months old, when your baby can sit up, he or she should no longer be bathed in an infant tub that sits in the sink. Instead, transfer baby to a slightly longer tub.

BATH BASICS

Before we get into the specifics of what's on the market, here are a few bath-time tips. For starters, don't worry about giving your baby a bath right away. Bathing doesn't officially start until the stump of your baby's umbilical cord falls off (about two weeks post-delivery). After that milestone, you can give your baby a bath every day if you like, although two to three times a week is a better idea because daily bathing can dry out your baby's tender skin. In addition to the tub, you'll need a soft towel (preferably hooded to cradle your baby's head), a baby washcloth, and baby body wash that doubles as shampoo.

There are a variety of baby bathtubs on the market. Keep in mind that just about any tub you buy will be awkward to use at first, mainly because bathing a squirmy baby--who may dislike temperature changes and being put in water--is awkward in itself. Expect your baby to protest the first time or two. After that, your baby will probably grow to enjoy bath time--and so will you. Also remember that your constant presence and attention is necessary any time your baby is in the bath.

WHAT'S AVAILABLE

Major brands of baby bathtubs include, in alphabetical order: Evenflo, The First Years, Graco, Leachco, J Mason, Primo, and Safety 1st. You'll see simple tubs that are flat on the bottom; tubs with contoured interiors that help position baby's head above water; tubs with supportive, internal nylon mesh slings that cradle newborns; contoured padded bath pillows filled with polystyrene beads that fit inside a regular tub; and tubs with an insert that can be taken out once baby is able to sit up unassisted and which can then be used until a child is age 2. You'll also find tubs with many of these features that fold in half like a suitcase for more compact storage. Bathtubs range from $13 to $30.

FEATURES TO CONSIDER

Contoured design with slip-resistant padded lining. In lieu of a sling, a contoured design is a must for keeping baby from sliding around too much; baby can still slip and slide, though, so you may want to pop in an additional foam cushion, which is sold separately.

A drain with an attached plug. This can make the tub easier to empty. One that's on the large side allows for quicker post-bath cleanup.

Foldability. Some tubs, like the Safety 1st Fold-Up Tub or The First Years 2-in-1 Fold-Away Tub & Step Stool (it folds into a step stool), collapse in two like a suitcase for easier storage. To make sure the tub won't leak, practice at first with a small amount of water.

An internal mesh sling/cradle. It's cozy and supportive, especially for a newborn. Some models, like the Graco Cuddle Tub, come with an adjustable pillow that attaches to the sling, an added comfort.

A rounded crotch projection. Found on the Evenflo Comfort Tub, an ergonomically contoured model, this feature can keep baby in a safer and more comfortable position.

Shower curtain or towel hook. Some models have a hook on the back to hang the tub up for draining or storage.

A smooth, overhanging rim. This feature makes it much easier to carry a heavy, water-filled tub from the sink to another location for bathing.

Suction cups. Some models have suction cups that attach the unit to the bottom of a regular bathtub.

Temperature monitor. If you're worried about getting your baby's bath water just right, some models, such as The First Years Sure Comfort Newborn-to-Toddler Tub, have drain plugs that change color to alert you if the water is too hot for a baby.

RECOMMENDATIONS

Buy a bathtub made for a baby 6 months or younger that features a contoured design or an internal sling that cradles your baby in the water. Mildew-resistant pads are also a plus, although to prevent mildew and soap-scum buildup, you'll still have to clean the tub after each use. Tubs that convert and grow with your baby until age 2 or so are also a good idea.

Some parents report that collapsible tubs have problems with water leakage from the seams. A neater option is to buy a unit that doesn't fold and store it upright in your shower if you're short on space.

Learn a Musical Instrument Prepare for a Career

For a skilled musician, there is an additional career path that is invisible to the non-musician. This is an additional benefit beyond the pleasure of playing music, the attention it brings, and the better academic performance than students who do not learn to play a musical instrument. It is a broad range of extra career opportunities that non-musicians never even consider.

But if you're a musician, you can apply. Let's take a look at these careers that are available only to musicians

Education: Are you a musician who has also studied education? If so, there are numerous music education opportunities that may interest you:

? Music educator at a college, conservatory, university; thousands of positions to apply for in both public and private colleges.

? Music teacher at secondary or elementary school; thousands more all over the US and the world.

? Private music instructor; there are hundreds of thousands of private piano teachers, guitar teachers, drum teachers, etc. working for themselves in private studios and/or teaching in a music store.

? Music supervisor; many opportunities to oversee musical programs in both public and private venues.

? Choir director; thousands of schools from elementary to college; thousands of churches who use choir directors.

Therapy: Are you a musician who has also studied psychiatry? You can practice the trade of music therapy in a wide array of settings. Some of the sources of employment for music therapists are the following:

? Schools

? Universities

? Nursing Homes

? Mental health clinics; the author worked as an assistant music therapist one summer when he was in college; it was a great experience.

? Correctional Facilities

? Private practice

Business: Ever wonder what it takes to work in business management? Besides business smarts, an ability to talk the language of music will take you places the non-musican cannot go:

? Artist Manager or Agent

? Talent Agent

? Concert Promoter

? Independent Radio Promoter

? Music Business Entrepreneur

? Music Business Consultant

? Record Company Executive

? Music Publisher

? Tour Coordinator

Performance: Actors are more highly valued if they have a musical education. Today, with so few actors multi-skilled as they were in the era of the large studios, this can be a real advantage. Below are some of the jobs for which an actor who is also a musician may incidentally be qualified.

? Performing artist

? Soloist, instrumental or vocal

? Studio musician

? Background vocalist

? Theatre musician

? Accompanist

? Church musician

? Product demonstrator for instrument manufacturer

Movies / Video Games: If you study movies or video game production, a background as a musician will help you prepare for music-related jobs such as the following:

? Conductor

? Music Composer

? Music Editor

? Music Supervisor (to scout for music)

? Arranger (to determine the mix of song elements per the conductor or producer's specifications)

? Sound designer (of effects to accompany music score)

? Jingle writer / composer

From education to video games, there are careers available for those who happen to have a background in music which the rest of us never see. Each of these fields requires time and study for proficiency, but they represent a career path that is nonexistent for non-musicians.

Sure, you already knew that playing music could improve your quality of life. Now you know it can improve the quality of your career.
